What are my payment options?

Coupon booklets, with account information and payment instructions, are mailed each year in mid-December. If you have not received your coupon booklet, or the coupon booklet was incorrect, please call our corporate office at  301-694-6900 to speak with a finance representative. (Please note, we do not accept payments over the phone.)

To enroll in ACH/Direct Debit through PMP, please complete this form and return it to PMP.  This form may also be used to make a change to your ACH payment information.

Visit the First Citizens Bank select Make a Payment. Click the Pay Now button. Please have your account number ready. Upon completion of entering your information, you will have the choice to pay either by E-Check or Credit Card.

To reset your password, please contact the Property Pay Customer Service Team at 866-800-4656. 

  • Payment plans are determined on a case-by-case basis by the Association’s Board of Directors. Please email a proposed payment plan including amount and frequency of pay to finance@pmpbiz.com and we will forward it to the Board of Directors for consideration
  • Late fee waivers are determined on a case-by-case basis by the Association’s Board of Directors. Please submit your late fee waiver request to finance@pmpbiz.com and we will forward it to the Board of Directors for consideration 

Electronic Bill Payer

If your financial institution sends the payment through an online system, please make sure the correct banking address is listed. Incorrectly addressed payments will be returned to you and may result in a late fee. Please find the address for Community Association Banc below.

Account Questions

Homeowners can view their account balance at myaccount.pmpbiz.com. Once you login go to the “Account View” tab.  

HOA assessment can change from year to year as determined by the Association’s Board of Directors. You will receive a copy of the upcoming year’s budget showing the new assessment rate. It is the homeowner’s responsibility to ensure all payments are updated accordingly

Please email the Finance Department at finance@pmpbiz.com with your new mailing address so we can update your account. 

Homeowners can view the status of the architectural request at myaccount.pmpbiz.com. After logging in, go to the “Architectural” tab.

Kyle Thomas grew up watching his parents build PMP and decided to join the business in 2013.  He started as an Assistant Community Manager and then moved into a Community Manager position.  Mr. Thomas will use his current role to mentor, assist, and provide guidance to the PMP Frederick staff.

I have worked in the Real Estate and HOA Management business for 15 years with a gradually increased workload. I started out as an Administrative Assistant and worked my way up the ranks as a Rental Maintenance Coordinator, HOA Onsite Community Manager for various high-end communities and now my current position as the Sr. Portfolio Manager for our Gaithersburg office.

My main objectives as a Sr. Portfolio Manager are to support and mentor the administrative and community manger staff and be present with my experience to assist when needed. I also want to build relationships with the communities we manage and be an additional resource to the Boards. I am a firm believer that the community and management relationship is built on teamwork where we all do our part to achieve mutual success and reach the community goals. I want the Boards to view the PMP Community Managers and Management team as a trusted advisor and not just another vendor. I use the analogy of a sports team and I see the Board of Directors as the owners of their team (community) and we as the management team are the head coach running the day to day and working hard to succeed.


I have achieved the credentials of Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS) and Licensed Community Association Manager (LCAM) in the state of Florida. I am currently working towards my Professional Community Association Manager (PCAM) designation and hope to achieve by the end of 2023.


I look forward to assisting you with your Community Management needs and I look forward to having PMP join your team.

Edward D. Thomas, is the Founder, Broker and PMP’s Community Management Department Executive. He has over twenty years of direct, hands on, day to day association management experience. Mr. Thomas earned the distinguished PCAM designation awarded by the Community Association Institute (CAI) in May of 1989 and was awarded the AMS (Association Management Specialist) designation in 1991. Additionally, Mr. Thomas was among the first in the nation to be awarded the Certified Manager of Community Associations (CMCA) designation in 1996.
